    Every listing is run through a multi-signal proprietary algorithm that analyses the property across eight weighted dimensions simultaneously:
    
    • Price vs comparables — weighted by recency and matched by property type and size, down to price per square metre where data allows
    • HPI-adjusted historic value — what the property should be worth today based on its last sold price, inflation-adjusted using actual Land Registry price growth data for that    area and property type
    • Days on market — how long it's been listed and what that signals about seller motivation
    • Price reduction history — how many times the price has dropped and by how much, combined with time on market for a seller distress signal
    • Market velocity — whether transaction volume in the local market is accelerating or cooling
    • Regional yield benchmarks — estimated gross yield based on regional averages adjusted for property type, cross-referenced against the asking price
    • Crime relative index — local crime intensity calibrated against surrounding area, not raw count
    • EPC and leasehold factors — energy rating and tenure type fed into the final weighting
    
    The result is a single score from -100 to +100 and a five-point verdict: Strong Deal, Good Deal, Fair Value, Overpriced, or Avoid — together with a confidence-weighted fair value range and an estimated monthly rent.

    THE ADDRESS ENGINE — WHY IT MATTERS

    Rightmove does not always tell you which specific property a listing refers to. The full address — the house number, the precise street, the actual unit — is frequently absent, ambiguous, or inconsistent with Land Registry records.
    
    RightAmp's address resolution engine works in three stages to identify the exact property behind every listing:
    
    First, it cross-references the listing's sold history against nearby property transaction records to find a price and year match. Second, where sold history alone is insufficient, it queries the Land Registry SPARQL endpoint directly to triangulate the house number from historical transaction data. Third, it pulls EPC records for the postcode and scores every candidate against the listing's known attributes — property type, floor area, number of rooms, EPC rating — to make a confident match.
    
    The result: house number, street, and a verified EPC record unlocked automatically, including floor area that Rightmove itself does not display, without you asking a single question or making a single call.
    
    Accuracy is high. Where Rightmove's own records are inconsistent or incomplete, the engine flags confidence level so you always know how much to rely on the result.
